By reserving or renting a room at The Tyler Inn at Zion, you agree to the following policies, terms, and conditions.

Check in / Check out

The check-in time is after 4:00 p.m. Check-out is by 10:00 a.m. Please contact us to coordinate any early or late arrival times. We may or may not be able to accommodate early arrivals.


Please note that we are in the Mountain Time zone, one hour ahead of Las Vegas and Los Angeles.


Credit card authorization is required to reserve a room

Depending upon your reservation you may be charged the first night stay upon finalizing your reservation.



By asking us to reserve a room you give authorization to authorize your card and charge your card in case of cancellation, as detailed below.

Cancellations of and changes to the reservations:

This is an exclusive property where every guest reservation is both important and special to us. We are a very small facility (we have only four guest rooms), and that forces us to be rather restrictive in our cancellation policy. Thank you for your understanding!


MORE THAN 2 WEEKS – Any reservation must be cancelled or changed no later than two weeks in advance before the check-in time (4 p.m. Mountain Time on the arrival date) for a full refund.


LESS THAN 2 WEEKS, BUT MORE THAN 7 DAYS – If you cancel within the two weeks, you will be charged 50% of the reservation. If you change your reservation to reduce the number of nights or move them to a different arrival date, we reserve the right to charge your credit card for the first night’s rate.


LESS THAN 7 DAYS – NO REFUNDS are available if you cancel or make a change within seven (7) days of your check-in time.


“NO-SHOWS” will be charged the full amount of the reservation.


Absolutely no cancellation for inclement weather conditions.


Reserving Three or Four Rooms For The Same Time (i.e. Whole House Rental)

Because we are a small facility if a guest or multiple single guests as a group reserve three or four rooms for the same period, we require a 50% deposit at the time of reservation. The remaining balance will be due at 30 days. To receive a full refund upon cancellation, the cancellation must be 46 days prior to the scheduled arrival date (Mountain Standard Time).  Otherwise, no refund will be issued.


This policy is subject to change without notice and thus the policy that was sent in our email to you at the time of your reservation will prevail.

Miscellaneous Policies and Rules for our Guests

We are not responsible for accidents, injury, or loss of property of any kind on our premises. Please make sure your door completely closes and your vehicle is locked.


Please don’t put your shoes on tables or on beds. Please don’t clean your shoes with towels or wash them in your bathroom. We have a special shoe washing station outside. Please don’t use the towels to take off your makeup. We have makeup remover towelettes available.


This is a desert, please don’t waste water. Water is the most precious natural resource, and it is very scarce in our area. Please don’t waste it. Please limit the length of your showers.


No smoking inside the building
The Utah Indoor Clean Air Act prohibits smoking/vaping of any kind in the entire building. We have a smoking area outside. If you do smoke inside the building, we will charge you a $300 fee (along with the costs incurred to restore rooms), in addition to the fines imposed by the State of Utah. Use of any type of illicit drugs on the property is strictly prohibited in Utah and cause for immediate expulsion, whether "considered medicinal," or otherwise.


No cooking in the room
We serve a full breakfast, and there are many restaurants in our area where you can have lunch or dinner. If you do cook in the room, we may charge you a $200 cleaning fee.


No pets
We love pets, but for the sake of comfort of all our guests and for insurance purposes, we do not allow pets inside the building. (FYI: Pets are not allowed on the trails of Zion National Park either). If you do bring a pet with you, you can arrange with a local pet-sitter (
canyonpaws.com) to take care of your pet during your visit.


No children under 8
We love children, unfortunately our insurance policy does not allow us to have guests under the age of eight (8). There are other lodging facilities in our area which do accept families with children under the age of eight. Please contact us and we may help you find a suitable place to stay.


Our Covid-19 Policy & Precautions

The Tyler Inn at Zion has always prided itself on going above and beyond State regulations and those of the CDC. We keep our Inn immaculate, and it has been newly and completely renovated. Now more than ever you can be assured that the health and safety of our guests and employees are of the utmost priority.


While regulations have been relaxed since the outbreak of the pandemic, rest assured we will go beyond the CDC guidelines, along with Federal, State, and Local government regulations.


Room servicing will be completed with no contact delivery methods and housekeeping shall not enter a room unless specifically requested.


In addition to the constant sanitization of the Inn, we also use a UV Disinfection Light with Germicidal and Ozone Sterilizer Lamp with remote control for a contactless and additional sterilization of the rooms for 60 minutes after cleaning and sanitizing our rooms.


We want all of our guests to feel at ease and confident because we are taking all the necessary precautions to keep everyone safe so that you can have an enjoyable and relaxing time at the Tyler Inn at Zion. We even have taken extras steps and purchased air filters that filter bacteria and viruses from the air, so they do not recirculate.


As a side note we cook and serve breakfast and have the space to socially distance our guests from one another in our dining and kitchen areas (if necessary).


Gift Certificate Policies

Gift certificates must be presented at check-in along with a valid driver's license. Gift certificates are transferable. Any remaining amount on gift certificates can be used at a later day up to the expiration date. Gift certificates cannot be redeemed for cash.


Our phone is for emergency use only
No phones are provided in the rooms. For emergencies, let us know and we’d be happy to assist.


Quiet time is between 10:00 p.m. and 7:00 a.m.
Please keep noise down at night to let other guests have a good rest.


We reserve the right to refuse service to anyone.

These Terms of Service shall be governed by the laws of the State of Utah without regard to conflict of law principles. Any legal cause of action relating to or arising out of the Services shall be commenced in the state or federal courts located in Washington County, Utah. The parties agree to personal jurisdiction of such courts and hereby agree to waive the right to trial by jury. In the event of any dispute regarding the interpretation or enforcement of these Terms of Services, the prevailing party in such dispute shall be entitled to recover from the other party its costs and expenses incurred in such dispute, including reasonable attorneys’ fees. Notwithstanding the foregoing, in the event of any controversy or dispute arising out of or relating to the Services, such controversy or dispute may, in LDC’s option, be submitted to non-binding mediation to be conducted in accordance with the Commercial Mediation Procedures of the American Arbitration Association, which mediation shall take place in Washington County, Utah prior to the commencement of any litigation related to such matter.
